Real estate lead generation is not one funnel. Seller, landlord, buyer, tenant, investor and development enquiries have different intent, value and follow-up requirements. Treating them as one generic lead pool makes marketing harder to measure and easier to waste.
Start with the commercial journey
- Sellers: valuation and instruction intent
- Landlords: lettings, management and valuation intent
- Buyers and tenants: property and location intent
- Investors: development, yield or opportunity-led intent
Use channels for the jobs they suit
- SEO: recurring local, service and property search demand.
- Google Ads: immediate high-intent searches and campaign testing.
- Property portals: listing discovery where the platform has active demand.
- Social and email: support remarketing, development launches and nurture where relevant.
Fix the landing page and follow-up
Match the page, form and next step to the enquiry. A valuation lead should not receive the same journey as a viewing request. Route leads quickly and record source, qualification and outcome in the CRM.
Measure quality
- Qualified enquiries
- Valuations or viewings booked
- Instructions or reservations
- Cost per qualified opportunity
- Commercial outcome by source
