AI chatbots and live chat can both improve real estate enquiry handling, but they should not be treated as interchangeable. Chatbots are strongest for repetitive, low-risk questions and lead capture. Live chat is stronger when a buyer, seller or landlord needs context, reassurance or a commercially important answer.
Good chatbot use cases
- Collect property or service interest
- Capture contact details outside office hours
- Answer basic branch, viewing or valuation questions
- Route leads to the correct team
- Trigger follow-up in the CRM
When live chat is better
Human chat is better for nuanced valuation questions, negotiation-sensitive conversations, complex property requirements and situations where the visitor is already close to taking action.
A hybrid model is usually strongest
Use automation for triage and availability, then make escalation to a person obvious. Measure qualified enquiries, booked viewings, valuation requests and instructions rather than counting chat sessions alone.
